  • Install a new boiler: improve your energy performance certificate with a new boiler. Having an old boiler will put buyers off, and the value of your home will increase sufficiently to cover the costs of a new boiler.
  • Air source heat pump: with government grants making this option more affordable, heat pumps are becoming more popular. British Gas offers a complete fitting service.
  • Triple-glazed windows: this will improve your home's energy rating further. Your home loses a lot of energy as heat escapes through the windows. When they are clean, windows allow a lot of heat from the sun to enter. Triple-glazed windows trap that heat more efficiently, saving you money on the energy you use to heat your home.
  • Photovoltaic solar panels: as solar panels become more popular, we are all becoming more aware of them. Less well-known are photovoltaic solar panels, which work even when it’s cloudy—perfect for the UK! Did you know you could sell the electricity they generate back to your local energy supplier, potentially making them pay for themselves?
  • Hot water solar panels: placed on the roof like traditional solar panels, they heat the water for your shower, bath, and kitchen sink!
  • Install a wind turbine: we see them dotted all over the countryside, but perhaps surprisingly, you can buy smaller versions for your home that will create enough electricity to run your entire home.

What will the 2024 UK property market look like?

Properties are selling faster than you might think


 

Are you thinking of selling your home but worried about how long it could take? The sale time may not be as long as you think. There are many different factors that can affect the speed of a sale, including pricing strategies, local market conditions, and property type. Let’s take a look at the current average sale times of a range of property types and how you can help secure a sale in good time.  

 

Two-bedroom terraced houses are selling  quickly 

According to Zoopla’s November 2023 study, two-bedroom terraced houses sell faster than any other property type, with an average sale time of just 28 days.* This is primarily attributed to the fact that they are one of the most affordable property types, as well as being relatively rare, accounting for just over 8% of properties on the market recently.* Three-bedroom terraced houses and three-bedroom semi-detached houses sell the second quickest, in just 31 and 32 days on average respectively* whilst flats take between 35 and 37 days on average, depending on the number of bedrooms.* 

 

Larger properties are not far behind 

You might expect sale times for larger properties to be much higher. However, the average sale time for a four-bedroom semi-detached house is just 39 days, with a terraced property containing the same number of bedrooms taking just two days longer.* Three-bedroom detached houses take 43 days to sell on average, whilst the property type included in the study that takes the longest time to sell, four-bedroom detached houses, takes just 47 days on average.*  

 

The market has stabilised 

The more eagle-eyed individuals may notice that these figures show an increase in average sale times compared to Zoopla’s 2022 study. However, this is attributed to the housing market stabilising after the pandemic. Sale times are still relatively fast and should definitely not deter anybody considering selling their home. 

 

What you can do to secure a sale quickly 

There are several things you can do to ensure that your property sells quickly and smoothly. Firstly, its important to choose the right agent, you need to not only get along with them but also know they will work as hard as they can for you. It is also important to price your home correctly, as overpricing your property may discourage potential buyers from making a bid and in fact, potential buyers may not see the property on portals due to pricing brackets. According to Zoopla’s house price index, property prices did not change between the end of 2023 and early 2024. Similarly, there has been a 15% increase in new properties appearing on the market for sale since last year.**

Housing market activity has also increased
The overall number of agreed sales has continued to remain high in early 2024, indicating that buyers and sellers are becoming more aligned when it comes to pricing. With new sales up 13% in the past 12 months and the flow of homes listed for sale up 22%,* it could suggest that both sellers and buyers are feeling much more confident.
 
The alignment in pricing expectations between buyers and sellers can allow for smoother negotiation processes, as both parties are likely to reach an agreement more quickly.

Agreement in principle (AIP)
An agreement in principle is a way to find out how much you can afford to borrow to buy a home and is given by the bank. Getting an AIP before applying for a mortgage, can place you in a strong position as a buyer, secure a set interest rate and help speed up the buying process.
 
Building survey
 
A building survey is an expert inspection of a property’s condition. These can identify any potential problems with the home and ensure that the buyer won’t uncover any unwanted surprises after moving in. There are many types of surveys that vary in their inspection levels, so be sure to consider the options and what would best suit the property you are interested in.
 
Chain
A chain is formed when a group of buyers and sellers are linked together because their purchases are reliant on each other’s. If one sale falls through, this could possibly cause a break in the chain, resulting in other sales collapsing. However, if circumstances allow, there is also an option to intentionally break a chain to help ensure the sales continue to run smoothly.
 
Energy Performance Certificate (EPC)
An EPC measures a property’s energy efficiency by rating it from A (most efficient) to G (least efficient). This certificate is valid for 10 years and an in date copy is legally required when selling a home.
 
Equity
Equity is the amount of your property you own, calculated by the amount you’ve paid off your mortgage plus your deposit.
 
Fixtures and fittings
Although they sound similar, there is a key distinction between fixtures and fittings. Fixtures are items in a property that are attached or ‘fixed’ to the building. Fittings, however, are items that are not attached to the property, and can be easily removed. There should be an itemised list of what is included in the sale written into your contract, but some buyers and sellers may be open to negotiate on certain items that aren’t included.
 
Land Registry
The Land Registry is a government database containing the registrations of the owners of all property and land in England and Wales. If you are missing important title documents for your property, this database is usually where they can be recovered from.
 
Mortgage
A mortgage is a specialist loan used to purchase a property. This loan is paid back over an agreed period of time, with interest, to the lender. The mortgage repayments made should hopefully increase the equity you have in your home. There are varying types of mortgages, each suitable for a specific set of circumstances and it is always advisable to speak to a broker.
 
Conveyancing process
This refers to the legal process which takes place when the ownership of a property is changed from seller to buyer. The conveyancing process starts when an offer is accepted, and ends when completion takes place. Conveyancing involves many different steps, including but not limited to - instructing a solicitor, drafting contracts and raising enquiries, arranging surveys and carrying out searches.
 
Title deeds
Title deeds are a series of documents which are used as evidence of legal ownership of the property and the history of its ownership. These are required during the conveyancing process so that the ownership of the home can be passed over to the buyer.
 
Valuation
A property valuation determines the home’s value based on its location, condition, and multiple other factors. Sellers have their property valued before deciding on an asking price, as this prevents overpricing or underselling.

It’s come to the end of your current tenancy agreement, and your tenants are ready to move on, but are you? Here are a few things to consider when it comes to getting ready to place your property back on the rental market.
 
Agreed upon end date
If you have tenants that have decided to leave or whose contract has ended for your rental property, then you need to ensure you have both confirmed an end date. This is extremely important to ensure that all parties involved are aware of this agreed-upon end date and should be confirmed in writing. Having this date in the diary will allow you to plan so you have a smaller gap between tenants.
 
Inspect the property
Arranging a property inspection is an important step when it’s the end of a tenancy. This will help to identify that they have cared and maintained respect for you and your property. Once they have removed all their belongings from the property, you need to ensure you complete a thorough inspection. This inspection will allow you to assess whether you return their deposit in full or partially. As a landlord, you will need to provide a good reason with evidence to not return their deposit. During this inspection, it is also important that you make sure the past tenants have removed all their items from the property.
 
Re-list your property
Are you happy with your property? If so, the next step is to get it back on the market. After taking updated pictures of the property, it can then be listed to encourage new tenants for the future. Existing tenants should hopefully be accommodating to viewings during their notice period so typically shouldn’t cause any delays.

Check previous payments
Before exchanging the keys and returning the deposit for the property, we would recommend going through all previous payments. This will allow you to guarantee that the outgoing tenants have completed all their payments. We would also recommend checking if there are any outstanding council tax and utility bills under the address of the property before parting ways with the tenants.
 
Deep clean
Once you have completed the process with the previous tenants and you are happy, we advise deep cleaning your property in preparation for new tenants. This is not necessarily a required step, but if the past tenants have not returned the property to its original state, you could claim from the deposit. This could then be used to pay for a deep cleaning service and anything else you may have to fix within the property.
